1. How large are the home sites at The Crossing ?

3. What are the minimum square footage requirements for a home ?

The minimum requirements are as follows: Timberlake - 2500 square feet Crossroad Estates - 3000 square feet Grand Oaks Estates - 4000 square feet Cross Pointe - 1800 square feet

4. How long do I have to build once I have purchased a lot ?

Once a lot has been purchased there is a two year time period in which to build. This excludes the Cross Pointe garden home area which will one year. Please see the deed restrictions for the particular area of interest for more details. This can be found on the website at http://www.thecrossingtyler.com/legal.php

5. Is the development managed by a Property Owners Association (POA or HOA) ?

Yes the development will be managed by multiple POAs and HOAs. There is a master POA called The Property Owner's Association at The Crossing (see http://www.thecrossingtyler.com/legal.php ) and each subdivision will have its own individual HOA or POA. The master POA will be responsible for all the entrances, lakes, trails and park. The individual HOA's/POA's will be responsible for the individual subdivision common areas.

6. What are the current dues ?

The dues have been established for calendar year 2011 as follows (all numbers are annually): Timberlake - $575/yr, Crossroad Estates $800/yr, Grand Oaks Estates $800/yr, and Cross Pointe to be determined at a later date.

7. What are the utilities provided ?

City of Tyler will supply water and sewer and Center Point is the gas company. The electricity can be supplied by your provider of choice. Suddenlink and ATT will provide phone and cable.

8. How do I reserve a lot in the development ?

9. How much earnest money is required to reserve a lot ?

The required earnest money to reserve a lot in Timberlake, Crossroad Estates or Cross Pointe is 2% of the purchase price. Grand Oaks Estates lots will require 10% of the purchase price.

10. Where can I find dimensions on a lot I am interested in ?

You can find dimensions on all of the lots on our website at http://www.thecrossingtyler.com/legal.php. Click on the subdivision plat that is of interest to you.

11. Where can I find deed restrictions for the subdivision I am interested in ?

You can find the deed restrictions on our website at http://www.thecrossingtyler.com/legal.php. Just click on the subdivision you are interested in under the Declaration of Covenants, Conditions & Restrictions heading.

12. How do I know the address of my lot?

You can find the addresses on our website at http://www.thecrossingtyler.com/legal.php. Just click on the subdivision you are interested in.

13. Is there an approval process for building a home ?

Yes, any structure being built must be approved by the Architectural Control Committee before construction can begin. A form must be filled out and submitted to the ACC prior to construction. The ACC will review and make recommendations. This form can be found on the website at http://www.thecrossingtyler.com/legal.php. 14.Can I use any builder to build my home or is there a select few?

There is a list of pre-approved builders for our development. Any builder not on that list must be approved by the developer via an approval process. This can be found in more detail in the deed restrictions. http://www.thecrossingtyler.com/legal.php

15. Has there been any lots sold or houses built ?

As of September 2011, there have been twelve houses completed. We have eight more houses currently under construction in Timberlake, Crossroad Estates, and Cross Pointe. You can visit each of the subdivision web pages to view the lot sales on a real time basis. 16.Is there going to be a garden home (patio home) area?

Yes, Cross Pointe is now a thriving new subdivision with four new garden homes built by The Scates Group. You can visit the website and view the new garden home page for more details. http://www.thecrossingtyler.com/subcrosspointe.php

17. When will Cross Pointe homes be ready for sale ? Can you build a custom garden home ?

Cross Pointe has three homes for sale now. Yes you can build a custom garden home with our new builder The Scates Group! They are currently building a new custom home on lot 1 so come out and take a look! Please contact us for more details.

18. Will yard maintenance be included in the Home Owners Association of Cross Pointe ?

Yes, the HOA will handle all yard maintenance for that area.

19. What are the design guidelines for each of the subdivisions ?

Each subdivision will have its own design guidelines and these can be found on the website at http://www.thecrossingtyler.com/legal.php.

20. Are there certain kinds of fencing that can and cannot be used ?

There are certain restrictions around fencing for each subdivision. Please see the details in the deed restrictions at http://www.thecrossingtyler.com/legal.php.

21. Should we be worried about traffic issues in this neighborhood ?

The Crossing is designed to keep the main traffic on the backbone roads and away from the subdivision streets. The backbone roads do not have any houses on these streets so they can be used a traffic filters.

22.Is there a trail system in The Crossing?

The Crossing will have more than 3 miles of trails when it is completed. Our trail system will connect with the South Tyler Trails system in the very near future providing more walking and biking opportunities for all.

23. How do we know what the setbacks are for our lot ?

You can find the setbacks for each lot on our website at http://www.thecrossingtyler.com/legal.php. Just click on the setbacks link for your subdivision.

24. Are the lakes going to stay the dirty brown color ?

The reason the spring-fed lakes are a dirty color is due to the construction going on around them causing dirt and silt to wash into the lake during a rain storm. We have recently cleared the lakes up with "ALUM" over a 24-48 hour period. We will periodically do this to keep the water looking clear. We apologize for this temporary inconvience.

25.Will the lakes be stocked with fish ?

Yes the lakes will be stocked as more homeowners move in. Timberlake currently has fish that can be caught but must be released.

26. Is there a neighborhood park ?

Yes a neighborhood park is planned for the next phase. It will include seating areas, picnic tables, a fire pit, and other planned amenities as well as trails that lead to them. No solid plans have been made at this point.

27. How long before the next phases will be complete ?

We are currently in the construction stage of our new town center area and we are in the planning stages for phase II residential known as Lakeside. Please see the website for more details on Lakeside.

28. Is there a gated subdivision ?

Yes, Grand Oaks Estates is the first gated subdivision in The Crossing and it has officially opened! Lots are available now and going fast! Please visit the link http://www.thecrossingtyler.com/subgrandoaks.php for more details on the subdivision.

29. Are there any commercial areas being developed?

Yes, we are very excited to announce a new 2+ acre retail/restaurant development that is being planned for build out in the next month or so. The new 17,000 square foot retail center will be home to some new shops and restaurants!

30. Is there a new middle school being built in the area ?

Yes, TISD has purchased land on property at our northern boundary line that will be home to a new Tyler middle school.
